A Place Designed for the Future

Oxford North is the city’s new innovation district.

Joining academia with investment, technologists with scientists and innovators, it’s a community of shared inspirations, all engaged in creating a better future.

It’s a new place purposefully designed so that biotechnology and life sciences’ companies can thrive.

What’s genuinely exciting is giving our customers the opportunity to shape their new buildings.

When You Start Well, You Live Better

Oxford North is designed for making breakthroughs.

And that’s as much about people’s wellbeing as it is buildings.  So you’ll find plenty of open spaces, public art and culture connecting and enhancing the local area and city.

All the essential elements for improving the air quality and environment while also delivering a healthier economy.

Globally ambitious yet locally focussed, we’re here for tomorrow’s workforce. We’re not just creating a space: we’re building a catalyst.

The first development phase will create 170,000 sq ft (15,793 sq m) of laboratory and technical office space in three buildings, along with the first phase of the new public park and places to eat and drink.

The Red Hall

A highly efficient, light-filled and well-ventilated building, means you can focus on your business.

Both a unique home and workplace for scientists, technologists and inventors

Building 1 & 2

High Specification Space for Low Carbon Occupying

From SMEs looking to expand to global brands keen to thrive within Oxford’s commercial ecosystem, each building will provide 55,000 sq ft (5,109 sq m) over four floors and offer the ideal space to develop ideas, collaborate, innovate and invest.

Targeting appropriate benchmarks and ratings including BREEAM Excellent, and alignment with WELL Building Standard, these buildings will be heated and cooled using 100% low carbon technology.

Because it is the way we should live, work and think, everything in Oxford North is underpinned by our environmental, social and governance (ESG) principles.

Sustaining all our Futures

It’s a place with transformative placemaking and exemplary sustainable and low carbon innovation. It’s a place embracing the world’s innovators.

We know that buildings can have a negative impact on the environment. That’s why we’re determined to reduce the environmental impact of business and our communities. We support responsible growth and maximise the positive health and wellbeing impact on those who visit, occupy and live at Oxford North.

Climate resilience and transition to low carbon behaviour in construction and operation is a priority. In the design and construction of laboratory and workspace buildings, we will target appropriate benchmarks and ratings including BREEAM Excellent, and we will align with the WELL building standard.

We will not use fossil fuels for heating and cooling; instead, we’re adopting an all-electric approach.

The development is designed for a high degree of walking, cycling and sustainable transport including infrastructure to support electric vehicle charging.

We are committed to increasing biodiversity, promoting air quality improvements and conserving water resources.

But there’s always more we can do. So we continue to search for new ways to improve how we use our natural resources. And, as befits the character of Oxford North, we’re always open to ideas to discover more from those being developed on our doorstep and around the world.
