The first development phase will create 170,000 sq ft (15,793 sq m) of laboratory and technical office space in three buildings, along with the first phase of the new public park and places to eat and drink.

High Specification Space for Low Carbon Occupying

Two office and dry laboratory workspace buildings totalling 110,000 sq ft (10,218 sq m) are being built for science and technology companies to flourish and make their mark on the world.

From SMEs looking to expand to global brands keen to thrive within Oxford’s commercial ecosystem, each building will provide 55,000 sq ft (5,109 sq m) over four floors and offer the ideal space to develop ideas, collaborate, innovate and invest.

Targeting appropriate benchmarks and ratings including BREEAM Excellent, and alignment with WELL Building Standard, these buildings will be heated and cooled using 100% low carbon technology.

Climate resilience and transition to low carbon behaviour in construction and operation is a priority. In the design and construction of laboratory and workspace buildings, we will target appropriate benchmarks and ratings including BREEAM Excellent, and we will align with the WELL building standard.

We will not use fossil fuels for heating and cooling; instead, we’re adopting an all-electric approach.

The development is designed for a high degree of walking, cycling and sustainable transport including infrastructure to support electric vehicle charging.

We are committed to increasing biodiversity, promoting air quality improvements and conserving water resources.
